FAQs | Nicoll Industries

Whether you are a homeowner with a leak or a builder planning a fit-out, this page explains how we price, schedule, and deliver work across Brisbane and South East Queensland.

  • We focus on the following:

    • New build commercial construction across warehouses, schools, retail, offices, apartments and large townhouse developments.

    • New build domestic construction delivered through your chosen builder. This includes new homes, extensions, architectural homes and house raises. We liaise with any builder and welcome new relationships.

    • Large scale commercial fit outs and refurbishments for offices, retail and amenities, including live sites.

    • Utility upgrades inside the site boundary such as sewer and stormwater pump wells, rising mains and civil stormwater. Approvals are usually lodged and paid by the builder or client. For live works, the Network Access Permit is held by the head or principal contractor; we plan and carry out the works under that permit and organise shutdowns, isolations and inspection bookings.

Domestic services for repairs and small works, including hot water faults and replacement, leaks, blocked drains, tap and toilet repairs, leak detection and appliance installs.

If you are unsure where your job fits, share the address, a short description and any timing constraints. We will direct you to the right team and confirm next steps before work begins.

  • Either is fine. For urgent faults, call our 24/7 line so we can give immediate steps and an arrival window. For planned works, send a short brief with photos or drawings if available. You will receive confirmation, a clear time window, and any preparation notes so our team can start efficiently on arrival.

  • Yes, with an important distinction. We contract directly with businesses, facility managers, and commercial builders. For domestic construction such as new builds, renovations, extensions, or house raises, we work through your chosen builder, not directly with homeowners.

Homeowners can contact us for maintenance and emergency repairs. If you are planning a new build or renovation, ask your builder to get in touch with us. We are happy to liaise with any builder and we welcome new relationships.

  • We serve Brisbane and South East Queensland including Brisbane CBD, inner north and south, Logan, Ipswich, and Moreton Bay.

  • Yes when operations or household routines require it. We can stage noisy or disruptive tasks outside standard hours to keep your day running and to protect commercial schedules. Tell us your preferences and site rules when you book so we can plan the right crew and method.

  • Yes. We can provide references and summaries of past outcomes across sectors. Typical feedback mentions punctuality, clear communication, neat work, and clean documentation at handover. If you need specific examples that match your type of job, ask and we will share the most relevant case notes.

General Info

Pricing & Quotation

  • We price transparently with scope options. Maintenance jobs are quoted on site before work begins wherever practical. Projects receive a written scope with inclusions and exclusions, plus documented variations when the brief changes. You will always know what you are approving, what it costs, and what the outcome will be.

  • We price the works as they appear on the issued drawings and specifications, which is the industry standard. Our quote is firm to that documented scope. We note any assumptions, clarifications and exclusions in writing so it’s clear what is and isn’t included at award.

If the design is revised, information is missing, or site conditions differ from the plans, we manage it via RFI and documented variation before proceeding. For provisional items, we can supply a schedule of rates.

We are not engaged for Early Contractor Involvement (ECI) or formal design-assist and do not hold insurance for that role. During tender or after award, we are happy to liaise with your builder and consultants to clarify constructability, staging and options within our trade scope.

For domestic new-builds and renovations, we price through your builder rather than directly to homeowners.

  • Yes. We charge a call-out fee for maintenance and fault attendances. The fee covers booking, travel to site, and initial assessment. After-hours, public holidays, and remote locations have different rates. We will confirm the applicable call-out fee (and any after-hours rate) before we dispatch, so you know the total upfront.

For quoted project work, mobilisation is included within the quoted price rather than as a separate call-out. If you are unsure which rate applies to your job, tell us your location and preferred time when you book and we will confirm it.

Homeowners can contact us for maintenance and emergency repairs. If you are planning a new build or renovation, ask your builder to get in touch with us. We are happy to liaise with any builder and we welcome new relationships.

  • EFT and major cards are accepted. Approved commercial clients can use account terms and purchase orders. Invoices are itemised for labour and materials, and include any product or workmanship warranty details. If you require split billing across cost centres, tell us when you book so we set it up correctly.

  • You receive manufacturer warranties for fixtures and appliances, along with a workmanship warranty from us. Warranty periods are listed on your invoice and in the handover documents. If something is not right, contact us and we will make it right. Clear records mean warranty claims are straightforward.

  • For emergencies we triage immediately and aim to stabilise the same day. For planned works we schedule the earliest slot that suits your timelines and access needs. If your site requires after-hours work to keep operations running, we arrange it and confirm the crew, method, and safety controls in advance.

  • Please share a brief description of the issue, access instructions, photos or drawings if available, and the decision-maker’s contact details. For commercial sites, confirm induction steps and permits so the team can arrive compliant and productive. Clear information up front keeps time on site focused on the fix.

  • We use protective drop sheets, isolate correctly, control dust and debris, and clean as we go. Waste is removed and work areas are left ready for the next trade or the household. Our crews treat homes like homes and businesses like businesses, which is why you will see neat work and respectful conduct.

  • We design and install to the relevant code and local requirements, verify work before booking, and sequence around hold points with clear timing and access notes. If an inspector raises items, we address them promptly, document the fix, and rebook quickly. This keeps the schedule predictable and limits variation risk for builders and owners.

  • Turn off the water at the meter or the nearest isolation valve if it is safe. Keep people away from hazards and move valuables only if it is safe to do so. For gas, avoid electrical switches, ventilate, and exit the space. Our team will guide you by phone while help is on the way.

Plumbing Concerns

  • We assess the system age, condition, and fault history. Many failures are component level issues such as thermostats, elements, tempering valves, or relief valves. If the unit is beyond economical repair, we present like for like replacements and efficiency upgrades, explain the pros and cons, and coordinate any electrical or gas requirements so the changeover is smooth. If an immediate replacement is not possible, we can provide temporary hot water to keep your home or site operating until the new unit is installed.

  • Typical causes include tree roots, fat and grease, foreign objects, and collapsed or offset pipes. We clear blockages with jetting, verify with a camera, and advise permanent fixes where needed, such as repairing or relining sections and adding better access points. We also share prevention tips so the same line does not fail again.

  • Yes. We repair cartridges, washers, and seals, and we check water pressure because excess pressure often causes repeat issues. Where fixtures are at end of life, we price repair and replacement options side by side so you can choose what makes sense for your budget and long term reliability.

  • Maintain safe water pressure, service tempering and backflow devices on schedule, keep gutters and gullies clear, use strainers where appropriate, and consider periodic jetting for known problem lines. We will call out site specific prevention steps at handover and can schedule reminders as part of a maintenance plan.

  • Burst pipes, active leaks near power, gas smells, sewage overflows, no hot water where operations depend on it, or a blocked toilet with no alternative. If you are unsure, call. We will talk you through immediate safety steps, provide an ETA, and stabilise the situation before moving to permanent repair.

  • Typical commercial plumbing packages range from about 350K to 3M plus across industrial, retail, education, health, and multi-residential. We coordinate early, plan around inspection windows, manage interfaces with other trades, and work to keep your schedule intact from first fix through commissioning and handover.

  • Yes. SWMS, permits, isolation and verification, and toolbox records are standard. We can align with the head contractor’s systems or provide our own templates. Crews arrive inducted, equipped, and briefed, which keeps work productive and reduces rework. Safety is built into the job, not added at the end.

  • Yes. Utilities and authority interfaces are a core capability. We coordinate submissions, book inspections, and manage tie-ins so the interface between the street and your site is straightforward. Using one accountable partner from plant room to mains reduces handoffs and keeps momentum.

  • The pack includes as-builts, warranties, asset registers, product data sheets, certifications, test results, and a simple index so facilities teams can find information quickly. It is designed to stand up to audits months or years later. Clear records make maintenance easier and protect asset value over time.

  • Yes. Tailored plans reduce call-outs and downtime. Typical inclusions are scheduled checks, valve and pump testing, asset condition reports, and proactive repairs during planned windows. The idea is simple, fewer surprises and better uptime because small issues are addressed before they become urgent.
